Yeah, I’ve heard the same thing about “preventable” claims. It’s kind of wild—like, how are we supposed to know the lifespan of every hose or valve in the house? I just bought my place last year and already replaced the washer hoses after reading horror stories online. Didn’t even think to keep the receipts, though… good tip. I’d rather spend a few bucks now than deal with insurance headaches later. Water damage cleanup sounds like a nightmare.

Honestly, I get where you’re coming from. It feels impossible to keep track of every little thing that could go wrong in a house. I bought mine last summer and was floored by how many “preventable” things there are. The washer hose swap is smart—my plumber said those cheap rubber ones are basically time bombs. Don’t stress too much about the receipts, though; sometimes just having photos or notes helps if you need to prove you did maintenance. Staying on top of the basics is already a win in my book.

I swapped out my washer hoses after seeing a neighbor’s laundry room flood—those old rubber ones really are a gamble. My instructor always says an ounce of prevention saves a ton of hassle later. I keep pics on my phone just in case, but honestly, as long as you’re keeping up with the basics, you’re ahead of most folks.

You’re not wrong there—those rubber hoses are like ticking time bombs. I learned that the hard way a few years back when one gave out in a rental unit. Let’s just say, the repair bill was enough to make me rethink my life choices... and my insurance coverage. Swapping them out is such a simple thing, but it can save you thousands (and a few gray hairs). You’re ahead of the game keeping photos, too. Most folks don’t even know where their shutoff valves are.
