Couldn’t agree more on keeping it simple. I’ve swapped out enough “smart” fixtures in rentals to know they’re just more things that can break or confuse tenants. Single-lever with a temp limiter is a solid choice—less to go wrong, and safer too. Hard water’s a pain, and those fancy touch sensors never seem to last. I’ve had better luck with basic, sturdy models that you can actually repair if something goes sideways. The manual override on hybrids is a good backup, but honestly, fewer moving parts usually means fewer headaches down the road.

Ever run into issues with tenants messing with the temp limiter or trying to “fix” things themselves? I’ve seen a few single-lever setups where folks tried to adjust the limiter and ended up making it worse. Also, curious if you’ve found any brands that actually hold up in hard water areas. I keep seeing mixed reviews on Moen and Delta, but maybe there’s something better out there for rentals?

Yeah, I've seen tenants try to "fix" temp limiters and end up breaking the cartridge or making the water way too hot. Honestly, Delta holds up better than Moen in hard water from what I've seen, but neither is perfect. Grohe's pricier, but fewer headaches long-term.

Yeah, I've lost count of how many times a well-meaning tenant has “fixed” a limiter and turned a $15 part swap into a full valve replacement. Here’s what I’ve noticed:

- Delta: Tough in hard water, parts are easy to find, but handles can get loose over time.
- Moen: Smoother operation, but the cartridges tend to gum up faster if your water’s really bad.
- Grohe: Price tag hurts, but you’re not crawling under sinks as often.

If you’re managing multiple units, Delta’s probably the least headache for the price. For your own place though... maybe spring for Grohe if you want peace and quiet.

Had a call last winter where a tenant tried to “tighten up” a Moen handle and snapped the cartridge stem clean off. Ended up with water everywhere and a midnight trip to the shutoff. Honestly, I’d rather deal with a wobbly Delta handle than a surprise flood any day. Grohe’s nice, but if you’ve got hard water, even those can get cranky after a few years.
