What should a quote say about drying beneath finished flooring?
When water may be trapped beneath finished flooring, the drying method can affect both the scope and the repair cost. What details should a drying estimate include to make that decision clear?
I’d want the proposal to identify the flooring and subfloor it expects to assess, explain what moisture readings and follow-up checks are included, and state how the contractor would decide whether drying from above is adequate or access is needed. If lifting flooring or removing material is a possibility, should that be listed as a separate, approval-required cost, with replacement handled in a separate estimate? How do you compare quotes when one includes that access work and another assumes the flooring stays in place?

I’d compare them by first matching what each includes in its base drying scope, rather than treating the lower headline price as equivalent. Then I’d ask the quote that assumes no access to price access as an optional, approval-required step and state what findings would trigger it. That makes both the initial cost and the possible next cost visible without assuming flooring has to come up.
