Tools are cool, but nothing beats a little old-school snooping.

Gotta nudge back on that one—sometimes the “old-school” method just leads to drywall dust and a bigger mess. Quick thoughts:

- Cheap meters are hit or miss, but a thermal camera (even the phone ones) can spot leaks behind walls way faster than poking around.
- Water bills help, but by the time you notice a spike, you might already have mold setting up shop.
- I’ve seen folks rip out half a bathroom chasing a hiss, only to find it was just a loose toilet fill valve.

Trust your gut, sure, but sometimes tech saves your sanity... and your security deposit.

Been there—once had a client swear the hissing was “definitely” a busted pipe, tore up half their wall before calling me. Turned out to be a leaky valve under the sink, barely a drip. I get wanting to trust your instincts, but man, those thermal cameras have saved me so much time (and patchwork). Sometimes the old-school way just means more drywall dust in your hair.

Honestly, I’ve learned to check the obvious stuff first—shutoff valves, toilet supply lines, even loose shower heads. Saves a lot of mess and stress. I’m all for tech like thermal cameras, but sometimes a simple moisture meter or even just feeling around for damp spots does the trick. Ever had a hissing sound turn out to be something totally unrelated, like air in the pipes or even a faulty toilet fill valve? Those can really throw you off if you’re not careful.

- Had a tenant call me about a “hissing” once—turned out to be the fill valve in the toilet, just like you said.
- I always check the toilet and supply lines first. Nine times out of ten, it’s something simple.
- Not a fan of tearing into walls unless I’ve ruled out everything else. Drywall dust is a pain to clean up, and tenants hate it.
- Moisture meters are handy, but honestly, sometimes just running your hand along the baseboards tells you more than any gadget.
- Funny how a little air in the pipes can sound like a major leak... had me fooled more than once.
