Cracked pipes can be a nightmare to find, especially if they're behind finished walls. Did you notice any weird bubbling in your drains or toilets before you found the leak? Sometimes I wonder if those wax rings are even worth the hassle—have you ever tried the newer foam gaskets? They claim to last longer, but I’m not totally convinced yet...

Honestly, those foam gaskets are a bit of a mixed bag in my experience. I’ve swapped out a few wax rings for the foam ones over the years, mostly because I got tired of the mess and the wax sticking to everything. They do go in easier and you don’t have to worry about them getting squished wrong if you have to reset the toilet, which is a plus. But I’ve had one or two that didn’t seal quite right, especially on slightly uneven floors. Ended up with a slow leak—nothing catastrophic, but enough to make me question if they’re really more reliable long-term.

About the bubbling—yeah, that’s usually my first clue something’s off. If tenants start mentioning gurgling or slow drains, I get nervous. Sometimes it’s just a vent issue, but every once in a while it’s a cracked pipe or a clog somewhere deep. The worst is when it’s behind finished walls or under the slab... Had to cut into drywall more than once after chasing that rotten egg smell. Not fun, but better than letting it sit and risking mold or worse.

I try to stay ahead of things with regular checks, especially in older places. If you catch those little signs early—like weird noises, slow drains, or even just that faint sewer smell—you can usually avoid a bigger headache down the line. Still, nothing beats having a good plumber on speed dial. Wax rings or foam, at the end of the day, I just want whatever keeps things sealed up tight and tenants happy.
