Fast forward to now—we're thinking about doing some landscaping out back, and suddenly realized we have no clue exactly where everything underground is located. Like, I vaguely remember the inspector showing us a general area and saying "it's somewhere over here," but that's not exactly helpful when you're planning to dig up half your yard.

So yesterday I started digging through old folders and boxes in our basement storage room (you know, that place where important papers go to disappear forever). Found tons of random stuff—manuals for appliances we don't even own anymore—but nothing useful about the septic layout or permits or anything. Called up the county office today figuring they'd have something on file, but they said their records are kinda spotty before 2005 (our house was built in '98). They suggested contacting the previous owners...but honestly, that's gonna be awkward since we've never spoken since closing day.

Has anyone else had trouble tracking down these kinds of documents? Did you end up just winging it and hoping you didn't hit anything important? Like, every time someone flushes something other than toilet paper, I get this mini heart attack. My kids think I'm nuts because I'm constantly reminding them—no wipes, no paper towels, no random stuff down the drain. And don't even get me started on guests...I feel like I'm giving a septic TED talk every time someone visits.

I've never had one before—always been on city sewer—so I'm feeling a little out of my depth here. The realtor said we definitely need to get it inspected before closing, which makes sense, but I'm not even sure what exactly to look for or ask about.

I mean, obviously leaks or big cracks would be bad news, but are there smaller things that might not be obvious at first glance? Like, um, is there something specific the inspector should check that might get overlooked? And how do you even know if the tank's been maintained properly over the years? The seller says it's been pumped regularly, but you know how sellers can be sometimes...

Also, I heard from a coworker that tree roots can be a huge issue. There's a couple of big trees pretty close to where they say the tank is buried. Should I be worried about that? How close is too close?

And one more thing—do inspectors usually check the drainfield too, or is that something separate? I don't wanna find out later that there's some hidden disaster underground waiting to happen, lol.

Anyway, any advice or experiences would be super helpful. Feeling kinda clueless here and just wanna make sure we don't end up with a money pit situation.]]></content:encoded>
