Just wanted to share a little victory here - had a pipe burst last month and my basement turned into a mini swimming pool overnight. Honestly thought I'd have to sell a kidney to cover repairs, but after shopping around and getting some quotes, found a local guy who did an amazing job for way less than I expected. Ha, that kidney line got me. Been there myself - had tenants call me once at 2 AM because the water heater decided to turn their living room into a splash zone. Thought my savings were toast, but ended up lucking out with a handyman who knew his stuff and didn't charge an arm and a leg. Glad you found someone reliable... good tradespeople are worth their weight in gold these days.
