Tried plungers and drain cleaners at first—total waste of time.

Been dealing with similar issues across a few rental properties over the years. Couple quick points from experience:

- Backflow valves definitely help, but they're not a magic fix if your drainage outside is poor.
- Check your downspouts—make sure they're directing water at least 5-6 feet away from the foundation.
- Grading matters big-time. Even a slight slope toward your house can cause repeated backups.
- If problems persist, might need a camera inspection to rule out tree roots or collapsed pipes.

Definitely agree with this. Seen a lot of basements flood just because the yard slopes slightly inward. Also, be careful with chemical drain cleaners—sometimes they do more harm than good, especially if you have older pipes. If you're noticing slow drainage elsewhere in the house, it could point to a bigger blockage further down the line... might be worth checking out sooner rather than later.

Good points on grading and chemical cleaners. One thing I'd add—check your gutters and downspouts too. I had a similar issue a couple years back, turned out my downspouts were dumping water right near the foundation, causing excess moisture and backups. Extending them away from the house made a huge difference. Might not solve everything, but it's a quick and cheap fix worth trying before you dig into bigger plumbing issues.

Great advice on the gutters—I overlooked mine at first too, and that was a mistake. Another quick thing: check your basement floor drain cover for debris or buildup. Mine was clogged with hair and dirt...cleaning it out was gross but oddly satisfying, and solved the issue right away.

Haha, totally relate to that feeling... gross but weirdly rewarding. Another thing worth checking is your vent stack—mine got blocked by leaves once, and it caused slow drainage in the basement too. Cleared it out and everything drained perfectly again. Might be worth a quick look if the drain cover isn't the culprit this time.
