I've messed around with textured sealers before, and honestly, they're a mixed bag. Grip-wise, they're pretty solid—definitely better than skating around on polished tiles after a shower. But cleaning them? Ugh, total nightmare. Soap scum and grime just love hiding in those little grooves. Maybe it's just me being lazy, but I'd rather stick to anti-slip cleaners or mats. Has anyone found a textured sealer that's actually easy to maintain? I'd reconsider if there's one out there...

You're spot-on about the cleaning hassle. I've managed several properties and tried a bunch of textured sealers—most are indeed a pain to maintain. But recently, I found that epoxy-based textured sealers are a bit easier. They're smoother yet still grippy enough, and grime doesn't cling as stubbornly. Still not perfect, but definitely less scrubbing involved. Might be worth checking out if you're open to giving textured sealers another shot...

Interesting point about epoxy-based sealers. I've tried a few myself and found them decent overall, but still not totally convinced they're the best solution long-term. They definitely reduce grime buildup compared to traditional textured sealers, but over time I've noticed they can get a little slippery if soap residue isn't cleaned regularly. Had a tenant once who slipped slightly—not badly, thankfully—but enough to make me reconsider my options.

Lately, I've been leaning more towards porcelain tiles with a matte finish. They're smooth enough to clean easily (no annoying grooves!), yet they still provide decent traction even when wet. Plus, they're durable, which is always a win when you're managing multiple properties and tenants who aren't always gentle on surfaces.

I guess the main issue for me is balancing ease of cleaning with safety. Epoxy sealers are definitely easier than older textured products, but I'm still cautious about slip-resistance in the long run. Curious if you've had any issues with slipperiness over time, or maybe it's just me being overly cautious after that one incident...?

Had a similar experience with epoxy sealers myself—tenant slipped slightly too, nothing serious thankfully, but still made me pause. Matte porcelain tiles have been solid for me since then; easy cleaning and no slips yet... sounds like you're on the right track.

Glad you found a solution that works—I went through something similar when we first moved in. Honestly, matte porcelain was a game changer here too, feels safer and looks great. You're definitely making smart choices with this reno.
